Saudi Arabia’s Red Sea Project — now operating under the NEOM ecosystem and independently as a destination brand — is building what will, upon completion, be the most ambitious concentration of ultra-luxury hospitality infrastructure in the world. Private islands. Floating villas. Coral reef access that no existing destination can match. And the deliberate decision to develop with conservation rather than against it — reef protection mandates built into the development codes rather than retrofitted after the damage is done.

What Is Already Open
The first hotels under the Red Sea Project opened in 2023. By 2026, the number of operational properties has expanded significantly — including the first island resort, properties that sit at the reef’s edge with house reef access from the room, and the desert interior experiences that Saudi Arabia’s geography uniquely enables.
The combination — Red Sea coral in the morning, Hejaz mountain landscape by afternoon — exists nowhere else.
What Makes the Red Sea Distinctive
The coral reef system along Saudi Arabia’s Red Sea coast is among the most biodiverse and best-preserved in the world, primarily because the coastline has had limited tourism development until now.
The reefs accessible from the Red Sea Project properties have not been subjected to the anchor damage, diver pressure, and sunscreen contamination that has degraded reef systems in more developed destinations. The visibility in these waters is exceptional. The marine life density is exceptional.
This is the advantage of arriving at a destination before it has been discovered — not the advantage of pioneer discomfort, but the advantage of pristine access that will diminish as the destination grows.
Getting There
Riyadh is the primary gateway, with direct flights from Dubai and connections from major international hubs. From Riyadh, it is either a short domestic flight or a private charter directly to the Red Sea Project’s own airstrip.
The private charter from Dubai to the Red Sea Project’s airport is approximately 3.5 hours in a midsize jet and can be coordinated through Hype Luxury as part of the complete programme — flight, ground transfer, resort arrival briefed and managed.
The Timing
October through April is the ideal window. November through February is peak season, with water temperatures around 25–28°C and desert air temperatures in the low 20s.
The clients who visit in the next two to three years will experience the destination at a scale and exclusivity level that will not be available when the full development is complete.
